Ideas and tips

Home staging

Home staging is about highlighting your home’s strengths, downplay any  weakness and express the appeal of your home to the greatest possible prospective buyer , we can even improve the properties appeal just to help you fall in love with your home again
The most important thing you can do to prepare your home for sale is to get rid of any clutter that accumulates even with general life.  Consider a house rule in an established home that for every new item that comes in, an old one has to leave.
One of the major contributors to a cluttered look is having too much furniture. When professional stagers descend on a home that is being prepared for the sellers market, they often remove as much as half the owner’s furnishings, and the house looks much bigger for it. You do not  have to be that drastic but take a good look at what you have and ask yourself what you can live without, even for the sale period.
One of the things that make staged homes look so warm and welcoming is great lighting, many homes are not properly illuminated.  To remedy the problem, increase the wattage in your lamps and fixtures. Aim for a total of 100 watts for each 50 square feet. Try not to depend on just one or two fixtures per room, either. Make sure you have three types of lighting: ambient (general or overhead), task (pendant, under-cabinet or reading) and accent (table and wall).
Experienced Real Estate Agents know that a home that is beautifully staged tends to sell faster than a house that is not. Also, did you know that vacant houses are often perceived to have a lower value than homes that are staged and can often receive lower offers from buyers who perceive that the owner is desperate to sell. Staging is the best marketing strategy available with proven results.

Mixing the right accessories can make a room more cosy and inviting. When it comes to accessorising odd numbers are preferable, especially three, rather than lining up a trio of accessories in a row, imagine a triangle and place one object at each point. The scale is important, too, so in your group of three it is more complimentary to vary height and width, with the largest item at the back and the smallest in front. For a creative effect, group accessories by the colour, shape or texture, find a  unifying element to bring the overall look together.

If you have a room that serves only to gather junk, create a purpose for the room, make it into something that will add to the value of your home. The simple addition of a comfortable armchair, a small table and a lamp in a stairwell nook will transform it into a comfortable reading space. Consider draping fabric on the walls of your basement , lay an inexpensive rubber padding or a carpet remnant on the floor and throw in a variety of cushions. Voila , you have  a new meditation room or yoga studio.
There is also  a common belief that rooms will feel larger and be easier to use if all the furniture is pushed against the walls, but that is not the case. Try furnishing your space by floating furniture away from walls, Reposition sofas and chairs into cosy conversational groups, and place pieces so that the traffic flow in a room is obvious. Not only will this help  make the area more user-friendly,  it will open up the room and make it seem larger.
In most cases, stagers can make many of your existing furnishings work especially by adding a few little tweaks such as rugs, pillows or artwork, to brighten the decor or highlight the best parts of the room.
Home staging is fast growing and an increasingly important part for  homeowners seeking the highest selling price, many have turned to home staging as a way to present their home in the best light possible.
You are marketing what is likely to be your largest asset, and for some people also their largest source of debt, and so you want to take that seriously and do whatever you can to make your home the most appealing.

This Is The Colour of the Year for 2014

Designers take a modern twist on the traditional for spring 2014 by pairing soft pastels with vivid bright’s to create a colourful equilibrium. Inspired by a mixture of blooming flowers, travels abroad and strong, confident women, designers use colour to refresh, revive and defy conventional wisdom.

“This season, consumers are looking for a state of thoughtful, emotional and artistic equilibrium,” said Leatrice Eiseman, executive director of the Pantone Color Institute®. “While this need for stability is reflected in the composition of the palette, the inherent versatility of the individual colours allows for experimentation with new looks and colour combinations.”

Three very adaptable pastels sit on one end of the palette, and, because we are so accustomed to seeing them as nature’s background, they can be creatively combined with any other colour in the spectrum. Placid Blue like a picture-perfect, tranquil and reassuring sky, induces a sense of peaceful calmness, while Violet Tulip, a romantic, vintage purple, evokes wistful nostalgia. Similar to the verdant shade of springtime foliage, Hemlock, a summery, ornamental green, provides a decorative touch that’s very different from the greens of recent seasons. Pair any of these versatile pastels with a bolder hue for an au courant look.

Sand a lightly toasted and amiable neutral, conjures images of the beach and the carefree days of summer. Try pairing Sand with Hemlock for perfect, natural balance. Paloma serves as a quintessential neutral, interesting enough to be worn alone or combined with any colour for sophisticated poise.

Cayenne, a high-pitched red, adds a dash of spicy heat to neutrals, and heightens the excitement when mixed with Fressia, a blazing yellow that is sure to illuminate wardrobes this season. A tropical, floral-inspired shade, Freesia’s warmth and energy help set the stage for Colosia Orange, an optimistic, spontaneous hue. Pair Celosia Orange with Violet Tulip for a captivating vision, much like the setting summer sun.

The palette is brought full circle with Radiant Orchid, a bold counterpart to Violet Tulip, and Dazzling Blue ,a scintillating, polar opposite to Placid Blue. Surprisingly, these strong, vibrant colors also pair well across the palette: They are perfect companions to pastels, and add confidence and vivacity when mixed with other bold colors.

For more than 20 years, Pantone, the global authority on colour, has surveyed the designers of New York Fashion Week and beyond to bring you the season’s most important colour trends.

Love it or List it……

This past year has involved 2 moves for me, one to make more room  at home and the other to down size the business space , the decisions did not happen at the same time but followed one another as a natural progression and so far the decisions have been the best I have made in a long time.  I did not need the amount of space I had in the premises , I did not use it to the best advantage as the foot traffic had almost ground to a halt , I wasted space by accumalating “stuff” and I did not need the space for display purposes while in that quiet location, I had also decided I would enjoy more time in my home environment , moving to a bigger property gave me the space to have a curtain making room , that is a luxury for me , I can concentrate the work environment on upholstery, fabric books and office , also I am now working with other creative businesses and  I am enjoying sharing ideas and their different perspectives.

During the time of packing and unpacking which seemed endless I came across a programme called “Love it or List it ” , I became hooked on the ideas and design restructering of homes by Hilary Farr , most programmes I have watched Hilary manages to reform the home of the client so that they are living in the home of their dreams without searching for a new one. I was able to take the advice and concept as I was challenged by space in the new work area , it has proved very valuable information to me, and I am sure I will be able to use this in the future.

Some advice from Hilary Farr

RENOVATIONS THAT ARE WORTH THE INVESTMENT

When a house no longer feels like home, homeowners are left with a big financial and emotional question: renovate or real estate? Love It or List It helps fed-up homeowners decide.

Whether it’s do-it-yourself, or hiring a contractor, everyone is looking to upgrade and update, hoping to add the most value to their home while spending as little money as possible. Certain renovations are a win-win situation, providing satisfaction to the current homeowner and making the home more marketable in the future. Other renovations can cost you thousands, and are less likely to payoff. Here are some of the smartest home renovations you can invest in.

CREATE YOUR DREAM KITCHEN

The heart of the home—kitchens of the new millennium are now the place to be when entertaining family and friends. They are the one space where it’s almost impossible to lose money. Updating a kitchen could be as small a project as adding great lighting and putting nice hardware on your cupboards to installing an island and new granite countertops. Whether you spend $2,000 or $20,000 on your kitchen, you can expect to recover almost all of your investment when the time comes to sell.

BUILD BEAUTIFUL BATHROOMS

Whether it’s renovating an existing bathroom or adding another to your home, bathrooms are the next smartest investment in your home promising an almost full return. A soaker tub and a walk-in shower are both great additions. If the budget allows for it, a heated floor is an added bonus. If you are building a bathroom from scratch and you have the space, add an ensuite as this is a huge selling point in any home. Remember not to neglect your powder room if you have one, as this is the first bathroom people are likely to see when they’re in your home. A fresh coat of paint and updated fixtures are a quick spruce up.

Add a Fresh Coat of Paint
The easiest and most affordable way to update your home is painting. It’s a cheap investment, and when done tastefully, it adds immediate value to any home.

WORTHWHILE UPGRADES

Some other smart sellable renovations are:

  • Installing hardwood floors
  • Putting in new doors and windows
  • Upgrading to an energy efficient furnace
  • Putting on a new roof

RENOVATION LOSERS

There are a few renovations you should steer clear of if you are hoping for a maximum return on your investment. Adding a pool or hot tub to your property makes the bottom of the list as they appeal to a limited market and require potential homebuyers to take the hassle of maintenance and costs into consideration.

Avoid Over-Renovating
The key thing to remember when fixing up your home is not to over-renovate. Keep in mind that every neighbourhood has a ceiling when it comes to what homes are worth and it’s important to make sure your renovations don’t push your home’s value above that—overspending on renovations is a surefire way to lose money. As long as you keep this in mind, when you renovate your home you’ll benefit twice, once when you are enjoying your beautiful renovated home and again when it comes time to sell.

50 Shades of Autumn…….

It is everywhere you look now, ” 50 shades of grey ” with a huge amount of  intimate detail  ( and soon to be chick flick )  and then we had ” 50 shades darker”, ah I admit to hearing about it but confess I did not read any of it ( well a smidge ) …….then I penned my “50 shades of fabric”,  now that is  a  passion of mine,  which is my version for the newest line of economic fabrics to arrive from company Froca and Rioma, with a rather nice looking chap in the ad I must add,  could he be a Mr Gray???,  so what are we doing for the Autumn with fashion and the home in the colour arena ? do we have 50 shades for home and fashion???

oh yeah baby , we have a plethora of beautiful shades to choose from, which are already hitting the shops , still in the midst of August and I am preparing my next seasons wardrobe ,  hasty!! I think not, and I will be prepared in my shop too for the ” accent” shades to bring the home  up the fore in the fashion stakes . Make some interesting changes to  your home decor with the subtle colour hues  and mix it up in a variety of textures,  with Pantone’s 2012 Autumn predictions , there will be  lush colour’s everywhere that will enhance any neutral backdrop of  ” beige or grey”  and bring some warmth to the cooler evening’s, and the colour’s  all sound good for the wardrobe too…..a little imagination! no problem.

De Stress Living

Your home and you would benefit from having an area for promoting a healing and relaxing atmosphere, use these little home makeover ideas.
The choices you make can result in enhanced mood, less stress, and better sleep. To transform your living space into a healing haven, follow these easy 10 decorating tips for a stress-free home.

Healthy Home Secrets

IN THE HALLWAY OR ENTRANCE
1. Create a feel-good focal point. When you enter your home the first thing you see should be something you love, whether that is a piece of art, a vase of flowers, or a special keepsake, a beautiful first impression helps you relax from the day you have let behind.

2. Organise your daily pastimes, seeing old newspapers on the floor and bags of charity donations waiting to be dropped off, you will be thinking obligation, not relaxation. Leaving anything messy in your entry suggest the message that there is more mess and chaos within, not very helpful in creating a relaxed atmosphere. Have a designated space for every item that enters and exits your house by placing a couple of chic containers near the front door, one for outgoing items and one for incoming things.

Home Cleaning Mistakes

IN THE LIVING ROOM
3. Create space, our anxiety builds in small spaces if there is too much clutter, to reduce the clutter and make the room feel larger, ask yourself if you really need the end tables or picture frames, and dispense with anything deemed nonessential. Consider painting a table or bookshelf the same colour (or a tonal one) as the wall it is up against, so it “disappears” into it. Painting walls white or a light colour will always make a smaller room feel more spacious.

4. Light up spot areas and not whole rooms. as bright overhead light can make it difficult to wind down at the end of the day.Use positional lighting for areas where you need brightness, such as next to the sofa where you may read, and put overhead lights on dimmers. Also, switch to full-spectrum bulbs, which mimic natural light and they create a more soothing harmonious atmosphere.

Hidden Home Dangers

5. Create pedestrian-friendly paths. especially if you can barely get into a chair without banging your leg on the coffee table, or if the path from the sofa to the door is cramped, rearrange your furniture, not being able to safely and easily move about produces anxiety.

6. Simplify your colour scheme. Use restraint with patterns and strong colours. If you mix patterns, keep their colour schemes similar, and if you like lots of colours then compromise by keeping patterns to a minimum. If you have too many bright colours or vivid contrasting patterns in a room then your eyes are going to be drawn all over the place, this will make it difficult to switch off and relax. Simple designs and colours are soothing. A less-is-more rule applies to shelving and tabletops too, try to not fill them just because they are there. Display just a few pieces that are meaningful and complimentary to each other.

7. Bring the outdoors in. By surrounding yourself with natural elements this will encourage friendlier interactions with others. For a more peaceful home you could display a couple of houseplants or try hanging a mirror across from your largest window to maximise the view outdoors , or even hang art with a natural theme.

Create the Ultimate Home Gym

IN THE BEDROOM
8. Use soothing hues. Usually we find cool shades of blue and green and neutral earth tones to be relaxing and calming because they remind us of nature, If you are not quite sure of changing a colour scheme incorporate a few accessories, such as throw pillows, a quilt, or lamp shades, in calming colours.

9. Switch off electronics. If you can then remove all televisions and computers from your bedroom. The light emitted by these devices signals the brain to stay awake, interfering with a good night’s sleep and leaving you with elevated levels of stress hormones in the morning, or at least camouflage their existence when not in use by way of a cabinet or screen.

10. Bring your idea of tranquillity to life. What does paradise looks like to you?. If it is a tropical island you could add sand and ocean colours, even sea shells with tropical touches, incorporate wicker or cane accessories, Prefer a mountain cabin or a country home? Then add colours, textures, and accessories to your bedroom decor that bring those settings to mind. Use magazines for ideas of your idyllic surrounding.

Exterior Styling

The exterior of your house is the face of your home and shares its style and personality with the neighbourhood and those just driving by. It is the last thing you see of your home as you head into your day, and the first thing that welcomes you on your return. The exterior details and materials are just as important as the inside, even more so than the bathroom tiles or your kitchen’s back splash. Materials such as stone, copper, wood, steel and brick can be used to finish a specific architectural style or create a new one. Your house’s exterior paint colour may be the most visible design decision you make especially if showcased with exterior lights. The landscaping of the front and side lawn offer both a welcoming transition from street to door and a buffer between your home and the public spaces it shares.

Outdoor areas are often the last to receive design attention, but they shouldn’t be. What surrounds your home is just as important as what is in it. Whether it is the manicured front lawn, the infinity edge pool in the back or flower beds and potted plants, These spaces benefit from the same attention to detail as any bathroom or kitchen. Well designed landscapes complement the home’s architecture and design, giving the home a story that can be read inside and out. By carrying your design style outdoors, you can turn a patio, deck, or even a balcony into another room of the house.

Plan space for your lifestyle by incorporating ample seating, outdoor tables, cushions upholstered in outdoor fabrics, play areas, dining areas and sunning areas. Many outdoor spaces have become quite elaborate, including seating areas, fireplaces , barbecue facilities, kitchens and dining areas. Even if your space isn’t that elaborate, you can still create a relaxing spot for lounging and entertaining.

Exterior Lighting not only helps to beautify the home, but also enhances the safety.
and helps to change the complete aura of a house, as it lights each and every corner. Lighting in the exterior spaces can facilitate people to enjoy the weather for longer and make them look spectacular. Entrances, decked areas, gardens, lawns, staircases and many other exterior corners can be brightened up with lights and made a center of attraction for the home. There are various kinds of outdoor lights and they can profuse your house with an air of elegance, charm, sophistication and aristocracy. The various models of outdoor lights include: Victorian five lamp-post, palm tree uplighters, garden torches, archway lights, French style lanterns, hanging and patio lamps and others. Apart from households, outdoor lights can also be installed in your workplace or any other public area to make that place look beautiful and decorated. They also add security to the place by providing adequate lighting.

As a transition space, your porch should feel like an extension of your home’s interior. There are no formal rules, so decorate your porch to reflect your lifestyle. Don’t forget, this can be done for apartment balconies and high-rise terraces.

A popular trend which looks appealing is the use of outdoor curtains around seating areas, offering some shade or wind protection.
As you are outside keep in mind materials like metals and fabrics can rust and absorb moisture.

Materials are available for terraces and gardens that are sun and mold resistant at reasonable prices to ensure your decorative items remain in their original condition, fabrics produced for the marine industry are also a good choice for exterior garden use, and a new edition is specialist outdoor curtain fabrics too.

Headboards by Alison

There are many essential pieces of soft furnishings that can radically transform your living area. one such article of furniture is the headboard which is a panel or a vertical board that forms the upper framework of a bed. Well-crafted headboards can enhance the appeal of a room by tying together the entire look of your bed.

Modern Headboards: Uses and Appeal
In the current times, contemporary headboards are designed in broad structures and can have either a high or a low height. These usually come in geometric patterns with a bold color tone for reflecting a luxurious yet classy look. At one point you can consider having a headboard for basic utilitarian reasons while on the other you can include this feature for aesthetic reasons too.
There are various materials to choose from when deciding on a headboard. These may include the conventional shop bought varieties made of wood or metal. Further styling of headboards can be done with fabric offering lot of other creative options. An upholstered  headboard with complimentary textures and tones to the sleeping area  will create an inviting and stylish overall appeal of your bed and the adjacent spots.
Headboards  are primarily fixed for comfort and are used as bed support so that you can lean and relax against them.
You can choose a headboard as per your living space and your personal taste. A mix of colours and designs can truly complement your beds overall decorative purpose. Not only does it deliver a grand look to your single or double bed but it also highlights some part of your room’s background. If your room is big and spacious, then choosing a dramatic headboard would add to its interior beauty. However, you need to be careful with smaller spaces since picking headboards that are too big and too bright can make the area look overtly cluttered. Carefully choosing the right headboard for your bed can enlighten the entire space without any kind of additional inputs.

Throw Cushions

Thram

There are a variety of things that I may be measuring for when consulting with a client about their home, whether it is curtains or upholstery there is usually room for a cushion or two ( especially with leftover fabric ) It is a good way of tying together  a combination of fabrics and creating a look of luxury and comfort.
…..a little history!

Cushions were first used by wealthy men in Asia centuries ago? It is reported that cushions were also found in Ancient Egyptian tombs. As the years have passed, it the sophisticated dyes and sewing techniques leading to artisans creating cushions as an art form. This in turn led to the decorative pillows becoming prized possessions.
Cushions serve as the perfect compliment to give a room or a home the very touch of elegance and luxury ,they can  add a touch class!
Selected decorative cushions offer the opportunity to embellish any design by introducing pattern, colour and texture.
Cushions are popularly used on beds or on furnishings in shared spaces throughout the home. For each space, decorative cushions accent a room by emphasizing a motif or by delicately awakening a colour scheme.
Size does matter!

A  visually luxurious room is only so with perfectly selected cushions. Sometimes, size does matter. Large oversized decorative cushions arranged on the floor expresses a casual relaxed mood, small pillows arranged in a row on a seat can create an undeniable visual effect that projects order and symmetry, along with comfort.

The cushion cover easily changes to suit the mood of the space or season, it is the home’s most affordable luxury accessory. Creatively designed to enhance a space and effortlessly provides a sense of variety between many looks, the  cushion cover provides the quickest decorative impact, the use of a bold accent colour against a backdrop of neutral allows the seasonal change to be added to your homes fashion input, not such an expense when the latest fashion is for a striking colour which may be too much if used less than sparingly.

Bolster, Neckroll, Kidney, Rectangular and Throw pillows.. let’s begin with Bolsters and Neckrolls!

.

Bolster pillows and Neckrolls are long narrow pillows or cushions. They’re distinctive because of their oval or oblong cylinder styles that are flexible for several functions. You can use them for supporting your head for the duration of rest like a typical pillow. They could arrive in a width for decoration or they might be as broad as the whole width of your bed, which guarantees uniform help to your head for any of your sleeping postures. But mainly Bolster and Neckroll are used as a decorative cushion..These  may be filled with feather down, artificial polyester, dacron fibre.
One particular instance is you might desire to use the Kidney pillow on the curve of your back  if you have lower back pain, supplying you a with a lot of support, and another is to prop your feet up at the end of a challenging day .  Bolster cushions, Kidney and Rectangular cushions may come stuffed with synthetic fill or normal fill, or may possibly be created of high-density memory foam.
